What a failing commercial system looks like from the counter

Nobody at the register thinks about tonnage. They notice that the back office is ten degrees warmer than the sales floor, that the unit never shuts off by mid-afternoon, or that a customer asked why it is so humid in here. A light commercial system usually tells you something is wrong a few weeks before it quits, and it tells you in comfort complaints first.

The causes are ordinary and fixable early: a dirty condenser coil, a weak capacitor, a contactor with pitted points, a clogged condensate line, filters nobody has changed since spring. Left alone, any one of them turns a small repair into a compressor job on the hottest weekend of the year in Springdale.

How Trinity works a light commercial building

The equipment in this class is mostly packaged rooftop units, split systems with an outdoor condenser and an indoor air handler, ductless mini-splits for the add-on suite or the server closet, and VRF where one outdoor unit feeds many zones. We start at the thermostat, then follow the air: filters, blower, evaporator coil, supply and return temperature. Then the outdoor side: coil, fan motor, capacitors, contactor, disconnect, line set and refrigerant pressures.

The same seven-part Trinity System Care checklist we run on homes applies here, scaled to the building: thermostat and controls, airflow and filtration, electrical and safety components, refrigerant system check, outdoor unit, drainage and moisture control, and a system performance review. Ask for the findings in writing and we will give you a clear list of what was checked and what needs a decision.

Keeping the next July from costing you a day of sales

Commercial systems fail under load, and load is when you most need them. Maintenance moves the failure to a Tuesday morning visit instead of a Saturday afternoon call. A Trinity Guardian Care or Priority Plus membership puts two System Care visits and two HVAC service visits on the calendar every year, with the service visit charge waived and front-of-line scheduling when something does go down.
